Please inform us of the scheduled eviction time ..as a courtesy we will arrive 15 minutes prior to this time. The first 30 minutes of wait time is included in the initial trip fee. However, if law enforcement is delayed, or there are other underlying circumstances and you wish to have us wait beyond this time frame, there will be a $25.00 fee for every additional 30 minutes of wait time beyond the first 30 minutes. The locksmith will advise you when the 30 minutes has expired and it will be at the customers discretion to hold the locksmith for additional time and incur the wait time fees.
A. If for any reason the eviction can not be completed, the customer will be responsible for the trip charge and any additional wait time fees.
B.Normal Fees / Charges:
TRIP FEE- The trip fee is charged to the customer in order to have our mobile locksmith arrive at the property in question and the first 30 minutes of wait time. It is the minimum charge you are responsible for once we arrive at the property.. this fee is $50.00 during normal business hours (9am-5pm Mon-Fri)
PICK FEE-More often than not the tenant has rekeyed your property and your keys will no longer work. Law enforcement will require the locksmith to pick open the door and the cost for doing this is a one time fee of $25.00.
REKEY FEE-This is the fee per lock cylinder for rekeying your existing locks. $15.00 per cylinder
ADDITIONAL FEES-If existing hardware is damaged and needs to be replaced, the locksmith will advise you of any additional costs.

EVICTION PROCESS INFORMATION & FEES
We constantly receive questions concerning the eviction process. We have completed thousands of evictions over the years and work very closely with law enforcement. In order to make your eviction process less stressful, we have posted some helpful information to assist you in understanding the expectations and some of the requirements during this process.
1. It is the expectation of the law enforcement agency handling your eviction, that you acquire a locksmith at the time of the eviction. The reason for this is if your keys do not work, and most likely they wont because your tenant has rekeyed the locks, you must have a licenced locksmith pick the door open. If you do not have a locksmith available at the time of eviction, and law enforcement personnel can't make entrance to clear your property, you will have to reschedule the eviction! Note: only a licenced locksmith can carry lock picking tools. They are considered burglary tools if in the possession of anyone else!
2 .ON THE DAY OF THE EVICTION....DO NOT PARK IN FRONT OF THE PROPERTY Even if the tenants have moved out....For everyone's safety, do not approach the property or park where the tenants can see you on or before the eviction date? If you do approach the property, law enforcement may choose to decline carrying out the eviction and you will only delay this process.
Law Enforcement has notified the tenants that they are coming on this date to evict them from your property. 99% of all evictions go very smoothly because the officers that handle these evictions are well trained in coordinating this event and keeping emotions in check. More often than not, the tenant has moved out prior to this date..However, if they have not and you approach the property or contact the tenant there is a good chance that you will undermine and escalate an already hostile situation for all concerned!
3. Once the officer arrives at the property, they will try to gain access. If they are unable, they will ask us to pick open the door. Once this is completed, the officer will clear the home of any inhabitants and turn the property back over to the owner or their legal representative.
California law prohibits the owner of a property from changing locks or turning off utilities on a property in order to forcibly evict a tenant. If you attempt any of these types of processes, you may be held liable and subject to penalty. THE ONLY WAY TO EVICT A TENANT IS BY LEGAL PROCESS AND SUBSEQUENT ENFORCEMENT OF THE AUTHORIZED LAW ENFORCEMENT AGENCY.
